
Deck Waterproofing
Waterproofing is the part of a deck you never see and the part that decides whether the room underneath survives. It is also the part most often sold badly.

The systems, and what actually separates them
Cementitious lath and slurry. Metal lath over plywood, then a cement and acrylic base, slurry, texture and topcoat. This is the deck coating you see all over Southern California. It needs 5/8-inch exterior plywood underneath at minimum, with blocked or tongue-and-groove edges, and Class A rated versions exist. The weakness is maintenance. Water resistance rides on the topcoat, and the manufacturers' own warranties require a recoat every three to five years.
Cold fluid-applied urethane. A true elastomer, so it bridges small cracks in the substrate instead of telegraphing them. Minimum slope of a quarter inch per foot. Five to eight years of service life, and you renew it with a new topcoat instead of a teardown.
PMMA and PUMA. Acrylic and urethane-methacrylate resins, usually fleece-reinforced, cured in hours so the deck takes traffic the same day. Fifteen to twenty years of service life, which is the biggest real durability difference on this list. The trade-off: they're unforgiving about surface prep, and they smell strong going down.
Hot-applied rubberized asphalt. A plaza system, around 215 mils thick, for concrete substrates. It isn't for wood-framed residential decks, which is why you rarely see it on a house.
Then there's one that isn't waterproofing at all. Epoxy broadcast systems are rigid and can't bridge cracks, so they don't count as waterproof. They make a good wear course over a waterproof base. They get sold as the waterproofing more often than they should.
What the code requires
A walking surface over occupied space counts as a roof covering. Liquid-applied roofing needs a design slope of at least a quarter inch in twelve. Flashing has to keep water out at every intersection and penetration. Enclosed framing needs cross-ventilation of at least 1/150 of the area of each separate space.
Two procedural requirements are the ones with teeth. Your construction documents have to include details for every element of the moisture barrier system. And the moisture barrier can't be concealed until it's been inspected. Anyone willing to skip that second one isn't somebody you want working under your bedroom floor.
Approvals, and a due-diligence gap almost nobody checks
Walking deck systems get evaluated against ICC-ES acceptance criteria and receive evaluation reports. In the City of Los Angeles, LADBS also issues its own research reports, searchable through the LADBS research report lookup. LADBS is explicit that a product is approved only for the code version listed on the report.
Here's the part worth checking. Evaluation reports lag the code by years. Reports for several of the best-known walking deck systems still cite building code editions two or three cycles behind whatever your permit will be pulled under. Look at the report yourself, find the code edition printed on it, and compare it to the code your job is permitted under. On a job permitted under the current cycle, that code-edition supplement is what a plan checker looks for. Almost nobody checks it before a system gets specified.
One more. Most of these systems have approved-applicator conditions written into the evaluation report. An installation by a crew the manufacturer hasn't approved sits outside the report entirely, whatever the label says.
Where these systems fail, and it isn't the middle
Railing base plates, because a deck slopes toward the perimeter and delivers water straight to the railing line, and a flat base plate shimmed on a slope leaves a gap at the fastener. Door thresholds, where anchors go through the membrane and the interior floor sits too low. Deck-to-wall transitions with discontinuous flashing laps, usually a handoff between two trades. Trapped water at parapets and scuppers. And blistering from moisture vapor drive on concrete, which shows up three to six months in. More on cable and custom railings.
Those are detail and coordination failures, not coating failures. That's why we run a single manufacturer's complete system instead of mixing products, and why we'd rather flood test a deck before closing it than open a ceiling afterward.
Warranties, read properly
A five-year materials-only warranty, conditional on a recoat every three to five years, excluding labor, excluding flashings and drains. That's a common structure, and flashings and drains are exactly where decks leak. If somebody quotes you a fifteen or twenty year warranty on a cementitious system, ask whether that's the manufacturer's document or the contractor's. They are not the same thing.
If you own a condo or an apartment building
Under California Civil Code 5551 for condominiums and Health and Safety Code 17973 for apartment buildings of three or more units, the exterior elevated elements inspectors have to evaluate expressly include the waterproofing system: flashings, membranes, coatings and sealants. Failed deck waterproofing is one of the most common findings those inspections produce. Condo inspections recur every nine years, apartments every six.
